Real estate investment
Invest in DR real estate with numbers, not promises
Before you reserve, we calculate how much you could rent for, what you keep after expenses and which risks you take on.

In short
- Santo Domingo has an average gross rental yield of 9.08% per year, according to Global Property Guide.
- What matters is the net return: after maintenance, taxes, vacancy and management.
- Buying pre-construction gives you an entry price and time to pay, but it has risks you need to review.
- Confotur only applies to approved tourism projects. Not all of them have it.

Frequently asked questions
What is Confotur and when does it apply?
It is the incentive regime under Law 158-01 for approved tourism projects. For the buyer, it can include an exemption from the transfer tax on the first sale and from the real estate property tax for a set period. It only applies if the project has the approved classification, so it must be checked case by case.
Is it safe to buy pre-construction?
It has advantages (entry price and time to pay) and risks (delays, changes or the project being abandoned). That's why we review who is developing it, whether there is a trust, the permits and the contract before you reserve.
How much do I need to start?
In the projects I have today you reserve with US$500 and the rest is split between signing, construction and delivery. At Parques del Este Residences you pay 20% before delivery.
